Here is the track we follow to arrange any mortgage:-
Initial conversation, we complete the Fact Find, and discuss the clients’ needs, wants, and future plans.

If the client is happy to use us, we request a Client Agreement is signed to officially engage our services.
↓
Client needs to provide proof of ID, residence and income items.
↓
We research case, speak to potential mortgage lenders and insurance companies to ensure an application will be successful.
↓
We make a ‘Decision in Principle’ application to the lender to obtain their lending decision. If successful, we progress case. If not, we go to the next lender on our list.
↓
We prepare all Key Fact Illustrations (Quotations) for Mortgage and Insurance Policies. We then determine our recommendations for the case.
↓
Discuss fully our recommendations with client.
↓
If the client is happy, we prepare all documentation needed for Mortgage and Insurance applications.
(At this point, you can stop the process without paying the broker fee.)

We complete all application forms (Mortgage and Insurances), either online or by paper application in conjunction with client. (At this point, our broker fee is payable, if applicable)
↓
We complete the ‘reasons for recommendation report’, sends to client.
↓
Ongoing regular contact with lender, insurance companies, solicitors, estate agents. Calls to client with update information as necessary.

Contracts are exchanged (and insurance policies put in force).
↓
Contracts are Completed. Client happy, gets keys or funds. Everyone’s happy!

There is no minimum time frame for a case to run to. We have known cases to be completed within 7 days from start to finish (where all parties involved were aware of the urgency of the case), and sometimes it may be spread over a couple of months. Every case really is different, but when we know of your time-frame, we will ensure it is met where humanly possible.
Of course, the above is only an overview that we run to. We are flexible enough to go ‘off-track’ as any case dictates. This is where our experience really tells and we ensure, to the best of our ability, that the case stays ‘on-track’ to ensure a successful conclusion.
