Being regulated as an Independent Mortgage Adviser means we are required to follow a set procedure for every person that contacts us. Not many people realise that before we can make a recommendation, we need to ask you questions regarding your income and expenditure as well as details about any other commitments, savings or investments that you may have. Depending on your individual knowledge of the mortgage market, we may need to spend time explaining all the different types of mortgage or protection products available before we can pinpoint what is most suited to you. We will research the whole mortgage market for you and discuss the results with you. This will allow you the opportunity to compare examples of the types of mortgage you are interested in, and we will highlight the differences in rates and other costs. Once we have selected a mortgage that suits you, we then need to get your express permission to apply to that lender for an agreement in principle. The lender may conduct a credit search at this point to see if you fit their lending criteria.
If you are accepted, we need to prepare a full application, compile the required documentary evidence to prove your identity, residency and income and then submit this to the lender. We will liaise with you, the lender, your Solicitor and Estate Agent where appropriate. Depending on the complexity of your application, we may at this point charge an application processing fee as each mortgage submission can take many hours to conclude and I am sure you would not work for free.
