Initial Disclosure
Forms
We are required to provide an 'Initial Disclosure
Document' (IDD) to our clients at the earliest possible opportunity.
We usually send it by email during, or immediately after, our
initial discussion.
You should use the information our IDD contains to ensure
our level of service, and the cost of our service, is what you
require.
As ‘Independent Mortgage Advisers’ we also offer the
facility to be paid by ‘Fee only’. Any commission we receive from a
mortgage lender would be refunded to you after your case completes.
As stated in our Values
statement, we operate in an open and honest manner.
We are flexible with regards our fees,
and therefore, if you have any concerns, just ask us and we may be able
accommodate an alternative arrangement.

Don’t forget, IDD’s are only relevant to
FSA regulated mortgages, and not mortgages that the FSA do not
regulate. For non-regulated mortgages, we will issue a Fee
Agreement.

FACT FIND
FORMS
Depending
on the type of business we transact with you, we are required to
complete the relevant 'Fact-Find Form' appropriate to the business
type. This allows us to fulfil the 'Know your Client' regulations.
We are required to obtain your factual information, as well as your
'needs and wants' requirements. If you do not disclose all the
correct information first time round, it may affect the
recommendation we make to you, had we been aware of the complete
situation earlier. If this situation arises, we reserve the right an
charge an additional fee, due to the doubled effort and workload
created by any such non-disclosure.
